This indenture made the first day of July in the year of our Lord eighteen hundred and seventy nine by and between H.M. Newhall of the city and county of San Francisco, State of California, party of the first part, and the California Star Oil Works Co. of the County of Los Angeles, State aforesaid, party of the second part. Witnesseth: That the said party of the first part has demised and leased and by these presents does demise and lease, unto to said party of the second part, the following piece or parcel of land situate in Los Angeles County, being ten (10) acres more or less of San Francisco Rancho near the town of Newhall for the period of nine (9) years and six (6) months from the date of the ensealing of these presents, at the rental of one hundred (100) dollars per annum. It being understood and agreed that the ten (10) acres of land as aforesaid is that which is now under fence to be used for the business of refining oil only. That said party of the second part shall at no time sublet the whole or any portion of said land, or cut or destroy any timber on the same.

And it is further understood and agreed by the party of the second part that it will not build or allow to be built on said land any store, hotel, boarding house, bar room, or any business house of any kind whatever, and it is further understood and agreed that the party of the second part will, at its own expense, sink one or more (as they may elect) artesian wells on said land so as to obtain a supply of water, and that in consideration of one hundred (100) dollars per annum to be paid by the party of the first part, said party of the second part is to furnish to said party of the first part the water from such wells after first using the same for refining purposes, and the said party of the first part agrees to take the same paying for the same the aforesaid price. It being hereby understood and agreed between the subscribing parties, that all the springs of water now existing on said land are to be the exclusive property and for the exclusive use of the party of the first part.

It being understood and agreed that at the expiration of this lease said party of the second part will quit and surrender the premises hereby demised and within sixty days thereafter remove the buildings, machinery and all the improvements therefrom, save and excepted the fence around said premises, which shall become the property of the party of the first part. It being further understood and agreed that in the event of a failure to procure a sufficient quantity of water from said wells for the use of the party of the second part, then this lease is to be null and void.

On the nineteenth day of July A.D. one thousand eight hundred and seventy nine before me Holland Smith, a Notary Public, in and for said City and County of San Francisco, residing therein, duly commissioned and sworn, personally appeared H. M. Newhall known to me to be the person described in and whose name is subscribed to the annexed Instrument, and he duly acknowledged to me that he executed the same. In witness whereof, I have hereunto set my hand and affixed my official seal, at my office in the City and County of San Francisco, the day and year last above written.

S. Taylor known to me to be the Secretary of the California Star Oil Works Company, the corporation that executed the within Instrument, and acknowledged to me that such Corporation executed the same.
